What does the Deferred Maintenance Team do?The University of Arizona Deferred Maintenance Inspection Team conducts an in-depth visual inspection of systems and components of facilities that are eligible for building renewal. Building inspections begin with how a structure is placed in the ground, travels upward to structural framing, exterior wall enclosures and roof, and then moves to the interiors. Each service system; heating, ventilation, and air conditioning (HVAC), plumbing, and electrical is inspected separately. A comprehensive audit includes an inspection of architectural, civil/structural, mechanical, electrical, and safety components of each facility.Why do we do this?The University of Arizona has been mandated, by Senate Bill 1345, to inspect the condition, maintenance, and utilization of each building for which it is responsible, not less than once every four fiscal years, and report their findings to the Arizona Board of Regents (ABOR) by August 1st of each year.These inspections are designed to provide a record of deficiencies and estimated costs required to correct the deficiency. From the information gathered during this audit, capital renewal and replacement requirements for individual projects can be estimated for annual forecasts. The facilities audit also provides a basis for decision making on routine maintenance, capital renewal/deferred maintenance, functional improvements, replacements, and disposal of institution facilities. The information provided by this audit helps with maintenance management and the prioritization of projects for capital budgeting.
